Georgia Real Estate Commission (GREC)

The GREC is the state agency that oversees all real estate licensing, education, and regulation in Georgia. 24 by 7 Online School is a GREC-approved school.

Scheduling Your Georgia Real Estate Exam

Georgia’s real estate licensing exam is administered by PSI Services at testing centers across the state. You must schedule your exam in advance — no walk-ins are allowed.

Quick Exam Facts: The Georgia Salesperson exam has 152 multiple-choice questions (100 national, 52 state-specific). You have 4 hours to complete the exam. A passing score of approximately 75% is required on each section. The exam fee is approximately $121, payable by credit or debit card when scheduling.

Before You Take the Exam: Key Requirements

  • Background Check: You’ll need a Georgia Crime Information Center (GCIC) Criminal History Report, obtained no more than 60 days before submitting your license application. Available at most local sheriff’s offices or police stations.
  • What to Bring: A valid government-issued photo ID (driver’s license or passport), your GCIC report, and a Lawful Presence Notarized Affidavit. You may also bring a silent, handheld calculator.
  • What Not to Bring: Cell phones, smart watches, and other electronic devices are not permitted in the testing room. Personal items must be stored in lockers provided at the testing center.
  • After Passing: You have 12 months after passing the exam to apply for your license. The license application fee is $170 (cashier’s check, money order, or credit/debit card — no personal checks or cash).

Joining a professional association connects you with fellow agents, legal resources, contract forms, and career development opportunities.

  • Georgia Association of REALTORS® (GAR): https://garealtor.com — The statewide professional association for REALTORS®. Members gain access to GAR contract forms, a free legal email helpline, CE classes, member discounts, and the Georgia REALTOR® Magazine.
  • National Association of REALTORS® (NAR): https://nar.realtor — The nation’s largest professional association for real estate professionals. Membership is included when you join a local REALTOR® association.
  • Atlanta REALTORS® Association: https://atlantarealtors.com — The largest local association in Georgia, serving Metro Atlanta agents with education, networking, and advocacy.

Note: A real estate agent becomes a REALTOR® by joining the National Association of REALTORS® through a local board. Membership is voluntary but comes with significant professional benefits.


Georgia MLS Systems

Once you’re licensed and affiliated with a brokerage, you’ll typically gain access to a Multiple Listing Service (MLS) to list and search properties.

  • First Multiple Listing Service (FMLS): https://www.fmls.com — One of the largest MLSs in the Southeast, primarily serving the Metro Atlanta area.

Georgia Real Estate License Renewal at a Glance

  • Renewal cycle: Every 4 years, on the last day of your birthday month
  • CE required: 36 hours (including 3 hours of License Law)
  • Brokers (renewals on or after July 1, 2025): Must include 18 hours of Broker-specific CE
  • Early renewal: Up to 120 days before your expiration date
  • Renewal fee: $125 ($25 discount for online renewal)
